$150 Pool Cleaner throws home seller under the bus… potential lawsuit?! 😬 My client just closed on a multimillion-dollar home. 🏡💰 During escrow, we hired a pool specialist who literally put on scuba gear to inspect the pool 🤿 The main issue was a broken pool heater, which we negotiated. Closing happens, keys are handed over 🔑, & my buyer decides to keep the seller’s pool cleaner 🫧 Day 1 of service: 🫧 Pool guy: “Nice, looks like you filled the pool all the way up! Did they ever fix that leak?” 😳 Buyer: “…What leak?” 🫧 Pool guy: “Oh, yeah. The previous owners always kept the water line a few inches low so it wouldn’t leak.” 🤯 The previous owner didn’t disclose it. 🤿 The specialist with dive gear missed it because the pool was intentionally slightly below full. 🫧 But the $150/month pool guy blew the entire cover-up wide open in 30 seconds. 👀 Always talk to the vendors who previously maintained the house. What’s your first phone call/move here?

While Austin’s real estate market tanked in 2022, the fall will help with those that are able to play out the market 🔵 VC & Founder Capital: Austin now ranks #3 in the US for pre-seed funding volume. Texas officially overtook New York in early-stage capital. Central Texas (Austin) accounts for over 70% of all Texas VC dollars 🔵 Corporate & Tech Companies moves to the Austin area… some in the last 5 years: Tesla, Oracle, Apple’s second major campus, Samsung’s massive chip expansion North of Austin and major footprints from Google and Meta. In the past month Amazon just confirmed a multi-billion dollar advanced robotics manufacturing facility in a 2.6K acre development in East Austin. 🔵 Health technology is also another reason to be bullish on Austin. Look into the $5B University of Texas Dell Medical Center with MD Anderson… just the tip of the iceberg regarding what is being developed in the health tech side. Austin is a pro-business, has seen massive infrastructure growth, a top university (UT, St Eds and some may even reference Austin University), heavy institutional & venture capital and we have government (Capital of Texas, Army Transformation and Training Command, IRS…) Now if you want to know where to buy in Austin and what’s the best “hold” that’s a whole other story that I dive into.

Austin city staffers are now recommending to start using Automated license plate readers to give people parking tickets This is the same city that refuses to use them to catch violent criminals or help ICE , but we are going to use them for parking tickets?! 😂

😡 I watched a man “whip it out” Turn around & urinate on the East Austin Lions Club Viet-Nam Memorial this morning. I drive all over Austin & see homeless all over… there are stories behind so many and how they ended up where they are…foster care, mental illness, poverty, drug addiction as a child, sexual abuse but this one struck a nerve.

The data is clear. Here's how to act on it: 🏗️ LANDLORDS selling: Price 5-8% more aggressively from Day 1. 💼 INVESTORS/BUYERS: Tenant-occupied = negotiating leverage. The seller is already at a disadvantage. (If you want to see a list of these homes, message me!) 📋 AGENTS: Have this conversation BEFORE the listing goes live.... it's better to wait until the tenant moves out and list vacant.
