America’s housing glut is happening in one area: The South. There are nearly 300,000 new homes for sale there right now. Comparable to 2006 housing bubble levels of supply. Meanwhile, across the Northeast and Midwest combined, builders have only about 82,000 new homes for sale. The result is a gigantic mismatch in supply. Southern housing markets are still being inundated with new construction during a correction. While many Northeast and Midwest markets remain starved for supply, with bidding wars still happening in some areas. The South now has about 3.5x more new homes for sale than the Northeast and Midwest combined, a near record differential. This mismatch will likely cause continued home price deflation in Southern housing markets. The Steel Pier in Atlantic City, New Jersey is taking a pounding the last few days with the worst yet to come. The high winds and rough conditions have eroded most of the beaches up and down the Jersey Shore. 🌊 #SurfsUp 🤘

Pics from Pea Island this morning. The road is currently covered in 4' of water in some areas, as well as deep sand. At this point, it is impossible to assess the extent of any road damage, but once we do, we will have a better idea of repair/reopening options.
