BREAKING: Microsoft, $MSFT, is offering buyouts to 60,000 workers as part of the company’s efforts to cut costs amid AI adoption, per Bloomberg. Personnel on select teams in the US, Canada, India, and the UK at a vice president level and below will be eligible. This reflects ~27% of Microsoft's total workforce.

Can’t stop thinking about these posts. Who can point me in the right direction to actually deploy a medium scale, long running swarm?
Claude code is a massive bottleneck. 1 engineer = 1 Claude subscription and maybe a few terminals running on a few tasks. Agent swarms with a dynamic harness make Claude code look like child's play. I'm at my kid's football game right now and have 20 agents building in parallel on a 128gb machine adhering to all of our engineering standards without a human touching the code.

SpaceX $SPCX is finalizing a $40 billion debt raise at sharply higher borrowing costs than its previous financing, according to Semafor. The lowest-rated portion is expected to carry an interest rate of around 8.3%, while a safer portion backed by AI chips could price near 7.75%. The safer portion is expected to price more than 1 percentage point above where SpaceX's existing bonds trade. The deal, led by Apollo and Goldman Sachs, is expected to be finalized next week.

Cost me $100,000 of pure risk capital to get water approval here. In conjunction with a $50,000 legal bill to clear some title issues… All out of my own pocket. Basically, a $150,000 hand of poker. This work alone should add $1m+ in value to the dirt. No entitlements or rezoning. Thanking God everyday 🙏 Also, thanking my incredible family of investors for trusting me and my team. This will be my 12th full cycle project like this in 4 years. Averaging ~70%+ YoC and ~40% IRR to LPs / partners. If you want to learn more about my projects or work, comment dirt and I’ll send you a link to my investor list.

Folks. Please. Understand. The main cause of core inflation NOW… is higher rates.
Watch Wall St want more rate hikes, when rate hikes are the main contributor to inflation. Excluding Shelter. Core CPI 0.1% How long until Wall St and MSM actually look at the data?

Another great example of: If the bank loans you a billion dollars… it’s their problem, not yours! Really, congrats to Scott for working this out amidst all the hate.
In connection with the initial close on our continuation vehicle, S2 completed a series of loan modifications and refinancings across 26 multifamily assets representing approximately $1.2 billion of loan balance. The transactions cover 8,223 units across seven markets. Of the 26 communities, 12 were subject to foreclosure proceedings that have been terminated in connection with the modifications.

The transactions include the modification of a 531-unit community in North Dallas. The modification waives existing defaults, including a maturity default, terminates a pending foreclosure posting, and extends the maturity to July 2031. It was completed in consideration of a principal paydown. The lawsuit filed against me personally in connection with that loan has been dismissed.

This was a long, complex process. I’m grateful to everyone involved for working with us toward a full portfolio resolution so we can turn our attention to execution on-site, in what remains a difficult environment for fundamentals. My biggest takeaway is simple: show up, work hard, and do the right thing every time. None of this happens unless our lenders and partners believe we’re the right stewards for these assets, and for that I’m grateful to a wonderful team.

Between CPA / Bookkeeper / and controller duties… $42,000/yr BK- $25,000/yr CPA- $12,000/yr Misc finance - $5000/yr Planning to eliminate 90% of this by year end for 2027.
I’ve replaced all of my real estate bookkeeping with an AI agent that we built internally. Simply put, it’s more accurate, faster, and significantly cheaper than our previous bookkeeping firm. No way I’ll go back. Haven’t handed it the tax returns yet, but it’s not because I don’t think it’s capable. It’s because I’m not knowledgeable enough to oversee it. That’s going to change next year. Not saying we’re eliminating 3rd party accounting completely, but we are certainly shifting to a new paradigm.

Most people don’t see this yet. UBI is here in less than 10 years. Everybody will have a voucher for everything.
Discovered that Section 8 pays $300/month more at one of our properties than today’s market rent for a 2 bedroom apartment. Makes you wonder if Section 8 will one day pay the majority of rents in America as a quasi-UBI.

My agent bought a few things from @Walmart today because @amazon was blocking my agent.
Amazon banning agents is the first opportunity I've seen since Amazon was founded for a startup to create an Amazon competitor. People will want agents to buy stuff for them. It will be one of the main use cases. And they won't want to use some Amazon-supplied agent to do it.
