Something I should say more often on here but don't: I am a buyer of distressed properties in approximately this area. Single-family, small multi-family, condos, etc. Always happy to pay a finders fee or commission for the right deal.

I had never seen TRUE pathological lying until I entered the construction biz. I’ve met plenty of liars in my life. Some who lied quite a bit. But in construction, I’ve met guys who literally CANNOT tell the truth. It was quite fascinating to watch honestly. Like, how do you get there? Where it becomes impossible to tell the truth about anything you’re talking about. Even small insignificant things that there would be no reason to embellish or lie about…they just could not be honest under any circumstance.

It always amazed me that subs just couldn't tell the truth and never realized they were doing more damage by lying than if they just said, "Hey, I'm running late on my current job and won't be there tomorrow, but I'll definitely be there by Friday."

The fun thing about a $13k septic replacement, is you also get to wait 3 months for the FL DEP to approve your environmental permit. And then when you’re permitted, you might just get 2 weeks of historic rain to shut down your project.

Airlines should have tester seats like the do for rides at amusement parks or like they have for carry on luggage. If you can’t fit into the tester seat, you either have to purchase a second seat or you cannot ride.
We need to have a serious conversation about overweight people flying on commercial airlines. I’m flying on @AmericanAir and after paying extra money to upgrade my seat, I got stuck next to a man who is 300+ pounds and stripped mid flight. None of the flight attendants wanted to confront him. He smells like 💩 and weed. He’s literally sitting in my seat and keeps touching me. For context, he’s literally 300+ pounds and I’m 120. Why does American Airlines think it’s acceptable to treat people this way?! I tried reaching out discreetly during the flight, but they have no avenues to do that.

I'm seeing a big increase in unrepresented eviction defendants, with bad facts, being able to delay cases a lot longer using AI. Especially ones who were never tenants (squatters, guests who won't leave). I wonder if the courts are noticing the difference.

A homeowner thinks they saved $120 a month on electricity until they try to sell their house and discover a $38,000 lien at the closing table. Over 4 million American homes now have residential rooftop solar. Millions of those systems were not purchased with cash. They were installed under 20 or 25 year solar leases and power purchase agreements. The sales pitch you receive is simple: zero down, lower electric bills and clean energy. The title reality is brutal. When you sign a 20-year solar lease, the solar company files a UCC-1 financing statement against the equipment on your roof. It's recorded in the county land records and clouds the title. You do not own the panels, the solar provider owns them, and your roof is collateralizes to secure two decades of contract payments. Ten years into the 25-year lease, you decide to sell the house. The buyer's mortgage lender pulls title and discovers the solar lease. The lender requires the buyer to pay qualify for the house payment plus the $185 monthly solar payment. At current 7% interest rates, that extra $185 payment could easily push the buyer's debt-to-income ratio over the underwriting limit. The buyer tells the seller to transfer the lease to someone else, pay it off, or the deal is dead. The solar company will not remove the panels for free. They require a buyout of the remaining lease payments. With 15 years remaining on a contract with a 2.9% annual payment escalator, the buyout figure is $38,400. The seller sits at the closing table and watches that money get deducted straight out of their home equity proceeds just to deliver clean title to the buyer. The seller saves $1,400 a year on electricity for eight years, only to write a $38,400 check at closing. Can someone make sense of this to me?

America’s corporate governance system is broken, and it’s killing public companies. Look no further than Cracker Barrel: Decades of brutal mismanagement have seen one incompetent CEO after another walk away with a massive paycheck while customers and actual shareholders take a beating. Why does this keep happening? Because proxy advisory firms like ISS are corrupt. They blindly rubber-stamp failing boards year after year, protecting the corporate elite while burning shareholder value to the ground. The root of the rot is index funds. There's no question that indexing one's money is a smart financial move for most people. But just because you passively index your investments doesn't mean your corporate votes should be handed over to the managers of your fund so they can play politics. Right now, passive funds hold massive, unchecked voting blocks while having zero skin in the game themselves. It is time for a simple rewrite of the rules: We need to index the votes of index fund investors. Passive index funds should be forced to automatically split their votes to proportionately mirror those of retail and active institutional shareholders — the people actually doing the research, risking their capital, and fighting for performance in the companies they hold shares in. No more rubber-stamping. A change like this will immediately strip corrupt gatekeepers like ISS of their toxic influence. True accountability happens when lazy, overpaid boards actually answer to the stakeholders they represent, rather than screwing them over. Actual, logic-driven governance when your money is passive happens when your vote passively follows the voting decisions of the actual market. We need to stop letting passive capital protect active incompetence. By stripping index funds of their arbitrary voting power and empowering engaged investors, we will finally torch corporate cronyism and usher American capital markets into a golden age of capitalism.

The rubble at the scene of the World Trade Center collapse is filled with the sounds of “PASS devices,” or emergency signals attached to firefighters when they are no longer moving. The scale of overlapping PASS alarms bespeaks the horrible death toll that must have taken place here. Yet worse - the alarms can’t be stopped because the bodies haven’t been found.

Florida: This is one of many examples of why we need to vote Yes on Amendment 3 to cut our property taxes. Put your money back where it belongs. In your pocket.
St. Pete approved a $12 million subsidy for 24 “affordable” townhomes…$500,000 per home. The project’s estimated construction cost: $19.1 million, or nearly $800,000 per unit. The homes are expected to sell for roughly half that. That’s government math. You don’t solve affordable housing by subsidizing extraordinarily expensive housing. You solve it with policy. Fix zoning. Allow density. Smaller lots, Cut parking mandates, fees and permitting delays. Make housing cheaper to build. But fixing broken local policies is hard work. Writing a giant taxpayer check instead is easy. And stupid.

As a home builder, this is a game changer.
I had an early access to GPT-6 Astra and I can say, everyone in the world now has a 3D designer at their fingertips. I gave it an image of a house and asked to create it in 3D with all the details including toys, appliances and furniture. This a full 3D model reconstruction in Blender with geometry that you can manually tweak and run 60fps as a locally rendered "game" on device.

I lost most of my faith in juries in 2018, when I had to convince a room full of adults that Walmart being rich was not a reason to award a woman $3 million for a fall they agreed wasn’t Walmart’s fault. We’ve become a culture that judges by feelings instead of facts or justice.

The entire legal profession is having a "what comes next?" moment... Goldman, Morgan Stanley, and Citi are telling Big Law firms to cut fees. Their argument is simple: AI has made research, contract review, document review, and discovery faster, so the bills should come down. Citi is already asking firms to show the AI savings when they bid for work. Morgan Stanley’s general counsel said the old model, where partners get paid off associates billing long hours, is now unstable. That model exists because the same clients asked for it. Firms then built their economics around leverage: junior lawyers doing the volume work at high rates. Now, the whole thing is unstable! Whatever happens next, @smblawgroup will be on the cutting edge...
