Judge approves sale of Centre Square Philadelphia, Pennsylvania for $70M, 21% of its purchase price of $328M in 2017. 15% of its $471.1M appraisal in 2019. $368M CMBS The 85% decline in value means even the bond’s safest slices, once rated AAA, will get hit, while holders of seven lower-ranking tranches will be wiped out. A loss at the AAA level would mark just the third time since the financial crisis that investors in a top-rated CMBS have gotten hit. Pimco holds roughly $58M in face value across the deal, about half in the top-rated portion. Occupancy declined from 98% to 23%. -Bisnow / Bloomberg #CommercialRealEstate bisnow.com/news/philadelphia…

Six figures and still struggling: Dollar General CEO says Americans earning $100,000 'don't feel high income' anymore Dollar General's CEO Todd Vasos said persistent inflation and high gas prices are pushing consumers across income groups to become more careful about how and where they spend. Speaking at the Goldman Sachs Global Consumer and Retail Conference, Vasos said Dollar General's core customers - whom he defined as those earning less than $45,000 - change their habits when gas prices approach $4 a gallon. For Dollar General, the changing shopping habits represent an opportunity to attract customers who might once have considered themselves above discount stores. Vasos said the chain's more than 2,000 items priced at $1 or less are particularly meaningful to shoppers in the current environment. #economy dailymail.com/yourmoney/arti…

Across the country, roughly $64 billion in CMBS backed by offices is set to mature this year and next, and nearly $40 billion of it is already delinquent, in default, or on watchlists, according to Bloomberg. Polpo Capital Management's chief investment officer, @danjmcnamara said, "One of the scariest headlines is that office CMBS delinquencies are higher than after 2008," and added, "And it's going to go higher as we face more maturities." #CommercialRealEstate
