Adding value. CRE, mostly NY, sometimes elsewhere. All gains are unrealized.

This is a preposterous position to take and beneath the dignity of the greatest city in the world, to act like the government needs to mandate cinemas in specific neighborhoods.
I will not approve any prospective rezoning of the Kips Bay AMC 15 site without the inclusion of a cinema. Kips Bay deserves a say in its future and that future must include a movie theater and grocery store.

Hell yeah, Mamdani says he’s going to take on an intractable problem that’s stymied the city since the 1880s. And you know that means - WE’RE GETTING ANOTHER TASK FORCE BABY.
Perhaps Mamdani's legacy will be to have created more task forces, study groups, and blue-ribbon panels than any mayor before him, allowing him to more seamlessly take credit for the truly generational pro-growth measures enacted by Adams.

Great example of how, in urbanism discussions, ‘artists’ is always a rhetorical device referring to young people who wear cool clothes. It hasn’t really *ever* meant people who paint/sculpt for a living, and especially not now. There have always been a pretty small # of those.

Has anyone written a think piece about the use of ‘artists’ as a kind of load-bearing plank in all discussions of urbanism? My theory: when people refer to ‘artists’, they’re actually referring to young people.

“Have you heard of this guy who interviews people on the subway?”
People ask - GGG, how do you stay so deeply immersed in normie culture, despite being extremely cool? The answer is I go climbing at Vital and overhear endless conversations about the new BBQ place (‘get in line before they open’), Chrissy’s (‘whole pies only’) and so on.

Boomers are fighting a multi-front war to annoy and inconvenience younger generations, and with recent innovations in geriatric medicine, it must be said that they're winning.

Act like you have been through a commercial real estate cycle before. This is the game these guys play. They are interest rate riverboat gamblers disguised as real estate experts. It cuts both ways.

Going through a long-forgotten travel journal I kept in Korea, 2016. Early days of my fascination with vertical retail. This was in Busan.

Apropos of nothing, this is Bark Barbecue in Bushwick, and it’s fantastic. I’ve been saddened to watch the cultural decline of BBQ in NYC over the last decade or so (cf. Fette Sau), but Bark - along with Kirbee’s in Greenpoint - suggests the pendulum is swinging back.
Just saw Zorons new “IT” girl Darializa in Bushwick,Bk banging down a $150 lunch two. Her homegirl has a bag with her that says “KILL ALL FACISTS” neither one of them smiled the entire meal #haunting

It’s for the best, because contrary to the tweet, counter service BBQ is one of the few restaurant formats where you can get in and out for not a ton of money. If we’re going to do away with table service, I’d rather it be a place like this than a slop bowl emporium.

Curious how the city spends so much money on construction? Here’s a union scaffold shop, working at 9:30 pm, using brand-new lumber to erect…a sidewalk shed. Every possible decision here has been designed to maximize cost.

When Sol Goldman was asked how he built such a big portfolio he answered, "I paid more than anyone else." By definition, if you buy anything you're overpaying, at least according to every other potential buyer. Whether you overpaid is something discovered later.
"Best and Final" is actually "Worst and Final." When I hear those words, I'm out - and I don't know how the person who paid the most at the auction can be called the "winner." It takes no talent to overpay, especially when it's someone else's capital. Next.

So many deals I couldn't figure out and subsequently lost, only to watch the eventual buyer come up with a better business plan than I had.

I was biking through Rego Park and came upon what seemed like a mirage - a modern glass rental building surrounded by low-slung retail buildings on one side and the massive tower-in-the-park Park City co-op complex on the other. An East Asian-style land use pattern. Very cool.

Also, as someone who works in north Brooklyn, it's easy to forget there are whole populations of young people in NY who make good money and exist in completely distinct cultural contexts. Least expensive 1BR here is $3,300, not cheap. 2 blks from the E/F/M/R, 25 mins to Midtown.
