There were some interesting primaries in MA on September 1st. The @GromaCorp team and I were busy turning over 141 (!!!) units, but now it's time for your policy recap. Also, at least one important election wasn't even decided until last week given tight recounts. Read on!

September 1st is when most Boston rental units turnover. Boston's availability of apartments is up 250% today versus this time last year. That's.... extreme. Available today = vacant tomorrow. This is creating a K-shaped rental market in Boston, read on for more:

GromaCoin was already the largest onchain real estate asset, and Groma is now the largest platform for tokenized real estate:

Groma built rentvesting to make real estate ownership accessible to renters everywhere. Giving renters upside in the value of real estate around them is a key part of our vision: good for renters, good for society, good for Groma. Borrowing USDC against GromaCoin is an essential part of rentvesting; the market we've just launched with @BirchHill_io on @Morpho is the first step towards growing that financing to national scale. Read their quoted post for more detail:
Only 22% of Americans under 35 own a home. A generation is locked out of the asset class. Today @BirchHill_io published why rentvesting is the answer, and the perfect use case to scale our first market and vault. Rent becomes REIT equity. @GromaCorp finances the rent. Renters keep the upside. Rentvesting needs a credit rail, and that's what we built. @GromaCorp borrows USDC against its real estate balance sheet at programmatic, transparent rates. As vault supply deepens, borrow rates compress, and the program scales.

Another week, another bad housing policy proposal from Massachussetts. TOPA (Tenant Opportunity To Purchase Act) is another "sounds good, causes harm" policy. This policy will add a 212 delay to most rental property sales, and won't create a single new unit. Woof. Read on!

TOPA can delay property closings by more than six months, harming buyers and sellers while doing little to address the root causes of housing affordability:
TOPA was thankfully absent from the Senate's version of the economic development bill, but it will still be up for debate during the reconciliation process between Senate and House versions. Contact your representatives and say NO to TOPA: spoa.com/action-alerts/urgen…

What does your Sunday really need? Brunch? Relaxation? A good book? Or a detailed analysis of the recent Supreme Court rulings on the constitutionality of executive hiring/firing decisions of key bureaucratic positions. I assume it's that last one, and don't worry fam, I gotchu.

A huge win for both property owners and the Massachusetts economy in general:
🚨The Massachusetts Supreme Judicial Court ruled this morning a proposed rent control ballot question that would have limited annual rent increases to 5% or CPI CANNOT appear on the November ballot as it's religious exemption violates the Massachusetts Constitution.

If you're having a hard time following Massachusetts' ongoing back-and-forth on the rent control ballot initiative, here's a quick rundown. TLDR; anyone in a position of responsibility knows this will be disastrous for housing in MA and is working hard to "compromise" it away.✍️

A lot of ink has been spilled on SpaceX, as it should be. An amazing accomplishment. This post is about how the SEC needs to adjust its rules to facilitate IPOs earlier, bringing the public into exciting companies sooner, you know, like it used to work!✍️

about what rentvesting is and why it’s important/exciting, but we now have a full year of results to share, and they’re pretty great. This week, I’m taking a break from general politics/industry commentary to celebrate the one-year anniversary of Groma’s rentvesting pilot. ✍️
