I’m a general contractor just north of there, in Encinitas. We mainly do kitchen and bath renovations and TI projects.
I also invest in real estate in Indiana, where I’m from.

Client has a “white oak” front door that had a faded poly coat on it. They wanted to refinish it to the natural color in matte. We sanded it and they are absolutely distraught at the “natural color” and want it “white oak.”

A home in my neighborhood just listed for sale for $1,500,000. Even with 20% down ($300,000), the total monthly payment (PITI) would be just north of $10,000 at today's rates.
Some friends of our are renting a home that is the exact same model as the home listed for sale. Their rent is $5,000/mo, and their landlord takes care of all repairs and maintenance.
It's become completely impossible to justify buying in this market, at least until prices or interest rates give.

The Captain is finally above grade. They’ve spent the last year or so underground building the parking. I pass this project every day for school drop off. The first wall is up with the forms stripped. 🏗️📈

There is a huge gap in the market for this right now. When we looked at what offerings were in the market to use at X, there was not a single company that brought together all the latest technologies so we had to do it all in-house.

A year ago a Carlsbad client hired us to build a pergola to support their massive grapevine. At the time it was heavily pruned, so we could work.

We’ve done homes with a quarter million in cabinets and $50K in tile. In Carlsbad, we installed 3 doors worth $75K (materials only, no markup.)
People buy Ferraris every day. That doesn’t mean they got scammed. 😘
I just left my shortest estimate presentation meeting ever.
We were about 50% over what the client anticipated.
This was for all new cabinets, new quartz countertops, new paint throughout the entire home, new recessed lighting, new bathroom counters, sinks and fixtures..

Do you think it’s wise for contractors to ask the client’s budget?
I generally try to volunteer a broad price range in order to avoid wasted time.
It’s my opinion clients are wary of contractors pricing to their budget.
Thoughts?
No comment on the price, but from a sales perspective: Did you discuss budget with the client during prior conversations? I am in sales, and our policy is to discuss budget with the client multiple times throughout the sales process. That helps prevent this from happening.
