We constantly hear about a “housing crisis,” usually accompanied by this romanticized idea that previous generations could easily buy a house. Leftist political narratives thrive on manufacturing a crisis. Further we tend to compare our problems we experience today in full detail against a sanitized memory of the past. Data paints a different picture. As a percentage of a married couple's median income, housing was about just as affordable from 2010 to 2020 as it was in the 1950s. After 2020 prices jumped due the construction pause, but we are still nowhere close to the costs that people experienced in the early 1980s. There is a simple glaring solution to the housing affordability, remove the barriers to construction. For example permitting delays and regulatory processes account for roughly one-third of the gap between total home prices and actual construction costs in major California metropolitan areas like Los Angeles.
