Buying a house starts to make less sense when your investments are outpacing house appreciation, and right now I’ve been outpacing homeowners on growth for 8+ years.
Factor in repair costs on a house, property tax, PMI if you didn’t put down 20%, and interest on your loan.
I would never buy a house unless I had a family. You’ll have missed out on market gains by the time you actually got net positive. Buy a house because you need the room for a family, not because you want an investment. A house is a “forced” investment for people that don’t know where to start but have the money to do so.
This is also heavily dependent on your location. The middle of Iowa will be cheaper than Metro NYC.
