I have a colleague who just retired at 96 years old. He was an appraiser as well as a real estate agent. He sold two homes in the past six months, so he says he’s going out as a winner. He is the nicest guy.

It’s pretty wild to have worked until 96, but I wonder if it’s what helped keep him sharp through the years. He did a ton of traveling also. He didn’t just work.

Lower the price if the market requires. As a seller, the goal is to not be on this chart. Here’s a look at expired listings in the Sacramento region. My advice? Look at what’s selling and what’s not selling, and then price accordingly.

My inbox has been blowing up about this video from Nick relating to Sacramento, so I made a reaction video.

Today was a grind. Busy day, but stopped by the new skate park in Davis to meet up with some friends. Besides some younger scooter kids, almost everyone there was 40 to 50+. Ha ha.

The higher you go in price, the more cancellations we tend to see compared to the number of sales. Here’s a look at closed sales compared to cancellations and expired by price point.

Sellers, think about the listings that are failing, and ask one question. How do you not become a statistic on a chart like this? What does it take to avoid canceling or expiring? More on my blog.

Seems about right. In my weekly blog, I talk about buyers pulling back, lowballing, and the top of the market being more overpriced. The advice for sellers is very simple right now. Lower the price if the market requires. sacramentoappraisalblog.com/…

For my appraiser colleagues, I’m doing a free webinar on Thursday. It’s a Q&A format, and I’d love for you to be there. Please note the time is eastern standard time on the flyer. I’m looking forward to talking shop, and I’m here to be a resource. See sign-up below.

Sometimes square footage is not reported properly. I’m looking at a property in Rocklin that is clearly the 1,514 sq ft model, but tax records shows 2,156 sq ft. Doh!!

Selling below? Here’s a look at some fresh stats over the past five years for the average amount homes sold below their original asking price. These are only properties that sold below, and this does not include homes that sold above or at the original price.

About 5% is the average in multiple counties. It could be more. Could be a little less. It depends on the location. Some other counties.

What’s getting into contract since rates went above 7% about two weeks ago? Here’s a look at what the stats are showing us in the Sacramento region. I think we need time to see the trend, but there are contracts happening at every price point.

The stats show that buyers are targeting new stuff and getting into contract on stuff that’s been lingering.

Pricing it right pays off. Don’t try to push the market. That’s my advice. 53% of pendings did not need a reduction before getting into contract. When properties did drop the price, it was an average of about 6.3%.

“You’ll get exposure.” The only time I ever hear that is when someone wants me to do something for free. I don’t think I’ve ever had someone tell me this when they are hiring me.

Loved getting to watch my youngest son play in a basketball rec league today. Some friends from high school playing too. These leagues get intense. Ha ha.

There have been over 23,000 home sales in the wider area this year. Here’s a look at closed sales volume for single-family homes since January. A little bit ahead of last year through August. That’s the trend. Any thoughts?
