Find off-market deals before everyone else Early access ↓

Most Florida lead lists are built from public records you can check yourself. The edge isn't buying the list first. It's knowing which records actually signal a motivated seller, and stacking them. Here's what to look for 🧵

Florida real estate looks different when you're reading court filings. I look at probate and tax delinquencies and code violations to spot off-market distress. Then there's the property's condition. Getting the full picture takes research.

When I research Florida real estate, court filings, tax delinquencies and code violations each show a piece of the distress. The tricky part is connecting them to ownership, loans and property condition. That's the statewide view I'm building.

Distressed Florida real estate only pencils out when you see the whole picture. I look at court filings, tax delinquencies, code violations and loan records. My intuition says you need those signals together before you can judge the deal.

I look at Florida real estate through its liabilities. Tax delinquencies and code violations show up in the records, and so do court filings. I dig through those records, alongside ownership and property condition, when researching off-market properties.

What happens after a business that generated $5 million in revenue dies out? You remember what building something successful felt like. Then you start again. That is where I am now. Late nights, less family time, and a completed product waiting for the right users. I do not know whether this will be the business that lasts. I know I will keep building useful things until one does.

If you wholesale real estate, I’d like your opinion. Would you rather see 1,000 lightly filtered properties or 50 properties supported by multiple distress signals? I’m deciding how much PropTalon should prioritize volume versus depth for early users.

The product is already built. The hard part now is finding the investors and wholesalers who need it. I spent months combining distressed-property signals that usually live in separate places. Court filings, tax records, ownership data, and property condition now work together. This chapter is about getting it into users’ hands and learning what actually helps them find opportunities.

Every listing that sits goes through all six. Tag an agent who's at day 90.

A probate filing can be useful. A tax delinquency can be useful. Property condition can be useful. The stronger opportunity often appears when several distress signals point to the same property. That is the research process I want to make faster for wholesalers and investors.

Wholesalers, be honest. Is this generous?

Years of working with public records taught me where property distress starts showing up. Court filings. Probate cases. Tax delinquencies. Code violations. Each record holds part of the story. The useful picture appears when those records connect to the property and owner.

Every listing, translated. Which one did I miss? #realestate

Seller motivation is becoming the real housing market. Listings are rising. Buyers are sitting out. Carrying costs keep running. The edge will come from identifying which owners can’t afford to wait.
Housing supply has hit a 6-year high as new listings jump, per Redfin. Homebuying demand is stagnant largely because housing costs are stubbornly high, pushing would-be buyers to the sidelines. The median U.S. home-sale price rose 2.2% year over year to $398,596, the highest August level on record.

I spent months combining the property signals investors usually have to search for separately. Court filings. Tax records. Ownership data. Property condition. That work became PropTalon. The product is built, and we’re inviting a small group of real estate investors and wholesalers to get early access. Join the list: proptalon.com/

Florida is splitting, not crashing. Active listings fell most in Jacksonville (-15.9%), Miami (-14.3%) and West Palm Beach (-14.1%). Meanwhile, Jacksonville homes went under contract 14 days faster than a year earlier, the biggest decline among the metros analyzed, while days on market rose most in Tampa (+17 days) and Orlando (+10 days).
