The future of New York’s commercial real estate market was front and center at @Bisnow’s New York Commercial Leasing & Asset Management Conference. Silverstein Properties’ SVP and Director of Leasing Keith Cody joined industry leaders at 3 Columbus Circle to discuss office transactions, deal flow, pricing and the evolving dynamics shaping leasing demand across New York City. The conversation brought together perspectives on what tenants are looking for, how landlords are approaching today’s market and the strategies helping to drive deals forward.

To kick off our spotlight series, we are pleased to introduce Jayro Guerra, Senior Investment Accountant, who joined us in October 2025. Learn more about Jayro, his journey, and the experiences that have shaped him both personally and professionally. ❓ Can you tell us about your cultural background and heritage?   🔵 I am the first person in my family to be born in the United States, but my family's roots are in Colón, Honduras, where I spent much of my early childhood. When I was 6 years old, we moved back to the United States, and I had to adapt to a completely new environment, learn English, and navigate a culture that was very different from the one I knew. As I adjusted to life in the U.S., I learned to balance two worlds. I spoke English at school and Spanish at home, which helped me stay connected to my Honduran heritage while embracing new opportunities and experiences. Although it wasn't always easy, growing up between two cultures taught me resilience, adaptability, and the ability to see things from different perspectives.   I attended Hunter College, where I majored in Accounting and minored in Economics. As a first-generation student, I often found myself charting my own path through college and into the professional world. That experience taught me to be resourceful and to push myself beyond my comfort zone, ultimately inspiring me to pursue CPA licensure. Balancing college, two jobs, and CPA exam preparation was one of the greatest challenges of my academic journey, but I remained committed to my goal and passed all four sections of the CPA exam within eight months, dedicating nearly every free moment to studying. ❓What does Hispanic Heritage Month mean to you?   🔵 Hispanic Heritage Month is an opportunity to celebrate and recognize the rich cultures, traditions, and contributions of Hispanic communities. To me, it is especially meaningful because it helps bring visibility to a group of people whose stories, achievements, and experiences are not always highlighted. It's a time to honor the resilience and sacrifices of previous generations while also recognizing the impact Hispanics continue to make in their communities and workplaces.   The month gives me an opportunity to reflect on my roots, celebrate the traditions and values that shaped me, and share those aspects of my culture with others. I see it as a chance to foster understanding, appreciation, and connection across different backgrounds while embracing what makes our Hispanic communities unique. ❓ How has your Hispanic heritage influenced your personal and professional journey?   🔵 My Hispanic heritage has had a significant impact on both my personal and professional journey. As the child of immigrant parents, I did not always have a roadmap for navigating higher education or the professional world, so much of that journey involved figuring things out on my own. My parents’ example gave me the confidence and determination to keep moving forward, even when things felt overwhelming. Watching them leave their home country and build a new life in the United States taught me the value of resilience, sacrifice, and perseverance. Their hard work showed me that even the greatest obstacles can be overcome. Professionally, these lessons have shaped my resilience, work ethic, and adaptability, teaching me to embrace opportunities, persevere through challenges, and see setbacks as opportunities for growth. ❓ What impact do you hope to make within your community and your industry?   🔵 I hope to encourage and mentor those who may be navigating unfamiliar paths, whether that's pursuing higher education, building a career, or overcoming personal challenges. I want to continue growing in my career while also supporting and developing those around me. I believe that diverse perspectives make teams stronger, and I hope to help foster an environment where people from all backgrounds feel welcomed, valued, and empowered.   Most importantly, I hope to honor the sacrifices my parents made by making the most of the opportunities they worked so hard to provide.

For more than 25 years, Lisa has worked alongside her father, Larry Silverstein, helping rebuild Lower Manhattan and shape the next chapter of New York City’s skyline. The series showcased 12 powerful stories from a variety of New Yorkers who have experienced that transformation firsthand over the years. As the 25th anniversary of September 11 approaches, Lower Manhattan stands as a remarkable story of resilience, rebuilding and renewal. The neighborhood has truly been transformed. Its residential population has nearly tripled, with more than 230,000 people now working downtown, while the rebuilt World Trade Center has become an integral part of a thriving, mixed-use neighborhood. More than $20 billion in public and private investment helped bring nearly 10 million square feet of office space, nearly half a million square feet of retail, new transportation infrastructure, the 9/11 Memorial & Museum and the Perelman Performing Arts Center to the 16-acre World Trade Center site. But Lower Manhattan’s resurgence goes far beyond new buildings. Former office buildings have been transformed into thousands of homes. Restaurants, bars, cultural destinations, hotels and music venues have brought new energy to streets that once emptied at the end of the workday. Today, more than 37,000 apartments are part of the downtown neighborhood, nearly three times the number that existed in 2000. The transformation of the World Trade Center has played a central role in that evolution. In 2006, Silverstein Properties completed 7 World Trade Center, the first office tower rebuilt after 9/11. Since then, the campus has continued to grow, attracting companies across technology, media, advertising, finance and other industries. What was once a place defined primarily by office towers is now a neighborhood where people work, live, gather, create and visit. From Atlanta to the New York City skyline.  At 24, Corey Conklin attended the ribbon cutting of the Four Seasons Hotel in Tribeca and watched Larry Silverstein speak about the work of developing and rebuilding New York. That day left an impression, as well as a goal: someday, he wanted to work for a developer like Silverstein Properties. Nearly a decade later, that dream became reality. Today, Corey, Evening MBA ’20, is a Senior Associate at Silverstein Properties, helping lead projects that are shaping the future of New York City- including The Walt Disney Company’s new 1.3-million-square-foot headquarters and Two World Trade Center. His journey from Atlanta to New York was built on hands-on experience, an MBA from Georgia Tech Scheller, and a willingness to play the long game. Small businesses will play an important role in building the next chapter of the World Trade Center.   Turner Construction Company is hosting a virtual Project Information Session for 2 World Trade Center on Tuesday, September 29, from 2:00–3:30 p.m. The nearly 2-million-square-foot future global headquarters of American Express will create opportunities for small businesses certified with the Port Authority of New York and New Jersey.   The session will provide information on upcoming bid packages across a range of trades, including flooring, metals and interior glazing, masonry, sitework, landscaping, millwork, painting, signage and more.
