One of my favorite wins has nothing to do with a closing. It’s becoming the “I know a guy” person. 😂 Need a plumber? Contractor? Local farm? Beef? Sourdough? That’s what this Treasure Valley Local List is all about: creating something actually useful.

Okay, I’m actually making the thing. 😂 You shared your favorite Treasure Valley farms, food sources, trades + local businesses, and now I’m turning those recommendations into one useful Local Guide. Coming soon. And yes, it’s going to be GOLD. 👀✨

Thinking about buying a home before the holidays? 👀 If you start house hunting now, get under contract in October and close in November, your first mortgage payment could potentially be in January 2027. The exact timing depends on your loan + closing date.

This week’s Win? You guys absolutely SHOWED UP. 😂 I asked for your favorite Treasure Valley local spots—grass-fed meat, farm eggs, contractors, seed-oil-free finds—and the recs are gold. Love how much this community shares the good stuff & supports local. Keep ‘em coming! 👀

Trash day… but make it Idaho. 😂 Apparently taking the trash out now requires a 4-wheeler, a passenger, and absolutely no sense of urgency. It’s the little things that make everyday life here so fun. 🤍 What’s your most “only in Idaho” normal?

Hot take: the best real estate advice isn’t always “let’s sell.” 😉 Sometimes it’s: “Wait.” “Don’t renovate yet.” “Keep your home.” “Let’s look at the numbers.” Because the goal isn’t creating a transaction. It’s helping you make the decision that actually fits your life.

It’s probably not “too early” to text your Realtor. 😉 You don’t need a preapproval, a perfectly prepped house, or a firm timeline. Sometimes the smartest move is simply starting the conversation early. So send that random real estate thought living in your head. 😂

Some things are worth DIYing. Real estate isn't one of them. 😂 Pricing. Contracts. Inspections. Negotiations. Deadlines. A lot happens behind the scenes. If buying or selling is on your radar, let's talk before you need help.

September in Idaho just hits different. 🍂 Cool mornings. Warm afternoons. Football. Farmers markets. Balloons over Boise. And if moving here has been on your “after summer” list… Consider this your reminder. 😉

Not every Wednesday Win comes with a pending sign👀 Sometimes the win is everything happening behind the scenes I have 2 listings in prep, with pricing, prep, positioning, photos + timing all coming together before they ever go live. September is shaping up to be a busy one💗

If you kept saying, “We’ll deal with it after summer…” Well, here we are. 😂 September can be a great time to buy or sell. Less noise, sellers are paying attention, and buyers have more room to be strategic. Consider this your gentle reminder. 😉

Would you rather save $10K on the price or get a $10K seller credit? They're not the same. A price cut may barely change the monthly payment. A credit could help with closing costs, prepaids or a rate buydown. The right strategy depends on the problem you're solving.

Our house is currently giving “actual construction zone.” 😂 But maybe you don't always need a new house. Sometimes you just need to make the one you love work better for the life you're living now. We're currently knocking things down. Stay tuned. 😅

Idaho was just ranked #1 best state to live in the U.S. for 2026. 🥇 After living here for a few years, I get it. The space. The outdoors. The slower pace. Watching our kids grow up here. Apparently, Idaho isn't our little secret anymore. 🤍 What would you rank #1?

What I thought I'd miss about California: the weather, convenience, endless things to do. What I actually miss: really good food, the ocean, and a few favorite people + places. Turns out, Idaho can feel like home while California still has pieces of my heart. 🤍

Hot take: the best homes rarely look perfect on day one. Give me a great location, solid bones, an affordable payment, and room to build equity over a designer flip any day. That's my version of "kinda chic." What's yours? Character count: 250 ✅
