Stripe Press’s newest author is in the tiny handful of people with the strongest claim to being New York’s modern power broker: Mary Ann Tighe, CEO of CBRE’s New York Tri-State region. Mary Ann’s fingerprints are all over Manhattan. Since becoming CEO in 2002 she’s brokered more than 133 million square feet of commercial real estate transactions. A (very small) selection of her deals: She brought Condé Nast to 4 Times Square, and at the time it was the first new office building constructed in New York in a decade(!). She represented the NYT in the development of its new headquarters on Eighth Ave. She brought Coach in as the first Hudson Yards tenant. For 1199SEIU, one of the country’s largest healthcare workers’ unions, she helped engineer a 580,000-square-foot headquarters deal projected to save the union and its benefit funds roughly $400 million over 30 years. And perhaps most meaningfully, Mary Ann was instrumental in rebuilding the World Trade Center, including bringing Condé Nast to One World Trade, and, more than two decades later, securing American Express for roughly 2 million square feet at 2 World Trade Center (broke ground ~ two months ago!). Mary Ann’s book (tentatively titled BUILDING NEW YORK) traces the stories of the deals themselves, but also the personalities who’ve made modern New York, from mayors, to CEOs, to the Vatican—whose approval she needed to broker the air rights for St. Patrick’s Cathedral! It’s rare to get such a candid view into how the real estate sausage gets made, especially at Mary Ann’s level. We can’t wait to bring you her book.

Jacob is correct here—we really do earnestly believe AI could kill all humans! I personally think it is >10% within the next decade. I believe Anthropic is trying its best, but we do not yet have a plan to solve alignment for superintelligence and are not clearly on track to.

ive been obsessed with the fact that majority of gen-z found out about bourdain after death. not many people can impact a generation alive, let alone impact a generation when your dead and they didnt know when you were alive. i think it ramped up starting in 23’ rona was just ending and young people craved travel which then lead to eurosummer memes in 24/25. bourdains ability to be eloquently crass when needed, quaint charm when listening, and monologuing his absurdism are one of one
anthony bourdain is so special, and i love the reverence gen z has for him through memes etc. it makes sense as a reaction against optimisation culture. he feels like such a symbol of vitality, curiosity, slowness, and actually savouring your life i especially love the advice to eat out on tuesdays. may we resist saving delight for special occasions. eat the bread, order dessert, go out on a tuesday. rejoice whenever possible

For the past three months, ever since I started living in the city, I've come to appreciate twilight more. There is a sense of uniformity that makes twilight magical in cities. The light and dark blue meet to form a line that cuts across the most beautiful painting in the world that we call the sky The sun is gone, but its light still reflects onto the buildings In this moment of magical quaint quietness, birds streak home, just how humans do. There is something quaint and quiet in the air during this and time gets lost in existence. I suppose my brain has thought: I wish the sky could be like this forever. But then twilight wouldn't be so special, would it?
