I was talking to a guy whose company designs the buildout plans for new datacenters and power grids for datacenters. He said they cannot take on anymore work this year. Not enough people. This is good and bad. Demand is there. But this is a tailwind for new buildouts?

In 2007, I knew a 100% increase in inventory was a big red flag....and it got bigger. Interesting is inventory is still lower than the historical average of 8k. What happened is from 2003 to 2009, New construction was double the historically mean and thus a rise in existing.

After a big run up in housing construction material from 2000 to 2022, there has been a period of sideways. That just ended? I am guessing new housing prices will start rising or builders just will not build?
