Where are renters quietly planning to move next? Search data gives us an early look. We tracked out-of-town rental search trends to find the markets quietly building a pipeline of incoming interest:
🏙️ In Raleigh, Hartford and New Orleans, out-of-towners actually outnumber locals browsing rentals
📈 Buffalo, Chicago and Houston are building momentum fast, with some of the biggest jumps in outside interest this past year
🏠 And in New York and LA, renters are mostly staying close to home, with locals making up 76% and 73% of rental page views
"When we see a market with a growing share of rental searches coming from outside the metro, that tips us off to a developing pipeline," said Zillow Chief Economist Mischa Fisher.

🐾 The majority of rentals in America accept pets, but some markets are ahead of the rest.
Zillow just ranked the most pet-friendly rental markets in America by share of listings that allow them. Charlotte leads at 91.6%, with Austin just a whisker behind. Providence comes in last at 54%.

25.8% of listings had a price cut in June (down from 26.6% a year ago).
So sellers are still negotiating, but slightly less than last year.

A record 242 U.S. cities now have starter homes valued at $1 million or more. The total count has nearly tripled since February 2020, rising from 80 to 242 today.
Here is the breakdown of the top 5 states with the most million-dollar starter home cities:
1. California: 105 cities (up from 52 before the pandemic)
2. New York: 41 cities (up from 12 before the pandemic)
3. New Jersey: 26 cities (up from 1 before the pandemic)
4. Florida: 11 cities (up from 4 before the pandemic)
5. Massachusetts: 10 cities (up from 1 before the pandemic)
The pandemic housing boom has reset entry-level affordability, spreading these million-dollar price tags from nine mostly coastal states to 26 states across the country today. While seven-figure entry points are rising rapidly due to inventory deficits in places like the Northeast, they remain the exception to the rule; nationwide, the typical starter home is still worth around $200,000.

The cost of buying a home is quietly getting more manageable.
The main reason: falling mortgage rates.
Zillow data shows the monthly mortgage payment on a typical U.S. home is now 2.5% lower than a year ago.
Even as home values remain relatively stable, falling rates are moving the needle on what buyers can actually afford.

Providence, Rhode Island is the hottest rental market in the country this summer, beating out New York and San Francisco for the top spot.
Rents are up 5% year over year, and just 12.9% of property managers there are offering concessions (the lowest share among the top 10).

Geographic pattern emerging:
Rents are falling in several Sun Belt markets.
Denver is down 1.5% year over year, Tampa is down 1.0%, and Dallas and Houston are essentially flat or declining.
