We gutted & destroyed historic cities and created an entire sprawling built environment around only one way of getting around. So, of course this ends up happening, along with the $4.00+/gallon gasoline that's becoming the norm to go with it.
BREAKING: America’s $1.7 trillion auto loan market is headed for a crash, per Reuters. Auto loans are now one of the biggest sources of household debt, bigger than credit cards. And the strain is showing: 1 in 5 Americans is behind on at least one loan, the highest since 2010, and the average car on the road is now nearly 13 years old, a record.

We built a country that looks like this over the last 70 years to force people to buy a product that’s bankrupting them.

Detroit, like most cities, was decimated by "urban renewal" demolitions. What was built after was far less dense and walkable.

Jacksonville has an inherent negativity around it unlike any other place I have worked and lived. Some of it is earned (i.e. "A City of Renderings") but a lot of it comes from ignorance of how things work, and from folks living outside of the city who have no investment in here.

Incremental infill is possible almost anywhere we have already developed before. Pretty much every U.S. city has vacant & underutilized lots and strips of land to could be put in more efficient and productive use, while making great people-oriented places.
Infill happens one building at a time. It is built by local tradespeople, directed by local developers and property owners. This is what PLACEMAKING looks like. #Raleigh #Durham #localdevelopment

Apartments like these are not pure market preference They are the result of parking minimums, zoning law, egress codes, elevator code, etc
Car centric apartment complexes in the suburbs are the worst type of housing ever devised. No walkability but also no land to yourself

We displaced hundreds of thousands of people and razed most urban cores in this country for highways, but high speed rail and bike/bus lanes are too disruptive for us today.

Good to see more coverage of another project I am working on. The Flagler Avenue festival street will start construction in the middle of next year.

Former Key Biscayne Mayor Michael Davey makes an important point about Amendment 3. Florida has 411 cities and 67 counties. Some will survive the financial shock. Others will be forced to cut services, raise fees, consolidate, disincorporate, or become permanent dependents of Tallahassee. I’m all for smaller, more accountable government. But you don’t achieve that by blindly dismantling local government without understanding the consequences. The Legislature never modeled the community-by-community impacts. That’s not tax reform. That’s fiscal malpractice.

Amendment 3 is a bad deal for Florida communities. Please read up on it and what it can possibly do to municipal and county budgets. This article was penned by my colleague at GAI, Owen Beitsch. Join me in voting no on this amendment proposal: orlandosentinel.com/2026/10/…
