Real estate prices went up 3x in many CEE capital cities in the last 10 years. But some investors did not do as well, as they bought flats with bad layouts.
E.g. 10 years ago, 1 bedroom flats would be 50-60 SQM in Warsaw. But nowadays, they start from 30 SQM. So if you have a 60 SQM 1 bedroom, you are left in a tricky position. Not many buyers are looking to pay for 60 SQM for only 1 bedroom.
Lesson: when you buy a flat that you only plan to sell in 5-10 years time, you can outperform by front running future trends. Many of your competitors are over focused on the current.
'4 room flat in 50 SQM? It's possible!'
Romanians often tell me 50 SQM is 'too small' for a 2 room flat. Meanwhile, Polish developers have started promoting 4 room flats in 50 SQM :D
This is located in the least central and possibly worse district of Warsaw (Białołęka).
Important lesson: you need to front run market trends. If you purchased a 2 room flat in Warsaw 10 years ago - you might have bought something that's 60+ SQM. It is trickier to sell that unit today as buyers expect 3+ rooms in 60 SQM. They cannot afford to pay for 60 SQM and 'only' get 2 rooms.
When I go for 50 SQM 2 rooms in Bucharest, I try to choose layouts where I have the option to convert it to a 3 room in the future.
