They tacked on:
• $150 "Mandatory Media Package" (basic cable nobody uses)
• $75 "Trash Valet Service" (walking 30 feet to a dumpster)
• $45 "Utility Administration Fee" (a fee to process his water bill)
• $20 "Pest Control Charge"
• $180 "Assigned Parking Fee"
When he asked the leasing agent to remove the optional add-ons, she flat-out said: "None of these are optional. They're mandatory lease attachments."
He checked the property management group online a mega-corp backed by private equity that owns over 40,000 units across the country.
They artificially suppress the base rent on Zillow to rank high in search filters, then force tenants into $500/month of unbundled junk fees on the back end.
You aren't just paying rent anymore.
You're paying a corporate subscription fee just to occupy four walls while Wall Street nickel-and-dimes your paycheck to inflate their dividend yields.
