I know my Southerners have been thinking I'm crazy for the cost of living prices I've been frustrated about. Now living down here I can see how people are at least somewhat shielded from this. But this is exactly what I've been seeing/dealing with for well over 4 years. It will hit everywhere eventually. Do not think $3000 mortgages can't be a normal reality in your quiet, hometowns. If you have small children get some kind of real estate for them to cash flow/inherit if you can so they can have a chance in the mid 21st century
