SF is so bad on housing that I don't think anything can save the city except federal intervention.
One thing that’s unclear to me is if San Francisco actually wants more housing? Have lived here almost twenty years and the whole city seems pretty lethargic about addressing what probably should be an emergency issue Maybe San Francisco likes high prices and falling apart buildings? Or doesn’t dislike it enough to do anything about it The whole thing is baffling, but it’s hard for me to visualize a future where a lot of housing gets built. Like in my mind, I just can’t even visualize a scenario

If we are totally fine with homeless drug addicts buying drugs from drug dealers, why don't we just buy land in the countryside and let people camp there and do drugs? Why does it have to be in SF? if all you care about is someone's right to use and sell drugs, move it out of SF.
We need to cut off whatever supply brought your dumb Nazi ass here.

Progressives arent in favor of creating a space for addicts to do drugs that is their own. They *prefer* the intersection of city and drug use. My suggestion of ending drug use is not the actual problem they have as they suggest, or else they'd support moving drug use elsewhere

Coasian bargaining is predicated on clearly defined property rights. You don't have a right to blast music on the bus. The transaction should be starting from the other side - people being a nuisance should pay others to be allowed to be a nuisance.
My theory is that while Coasean bargaining could fix these sorts of issues in principle, it rarely does in practice simply because it’s too awkward to offer someone 10 bucks to turn their music down.

The one pager on why SF homes are selling for 2x over asking in all cash deals:
The US labor share is at all time lows, but real wages are going up. So are things going well or not? It depends on whether people care more about consumption of the goods the economy produces, versus positional goods (that depend on relative status). We wrote a one-page paper, keeping it as simple as possible, w/ @mireiagine. Link to paper (although the whole paper fits in one image): papers.ssrn.com/sol3/papers.…

I see lots of conservatives say that you don't really own your property if you have to pay taxes on it. But the point of property *generally* is to be able to *use it how you see fit*, which zoning very clearly violates. You don't truly own your property under zoning!
You Don't Own Your Property. Zoning Proves It. Ashley Johnson Miller owns 37 acres in Wisconsin. She walked into the municipal building to put a tiny home on it for her kids. Told no. Zoned for one house. You own it, but you don't control it. So you don't really own it.

"Devaluing"? Do you think it is bad that used cars lose value? The difference between mid century filtering and filtering today is we should build new housing in cities where people want to live.
Institutionalizing decline and devaluing large swaths of America so that housing becomes affordable is a strategy, it's just not my strategy.

Gas prices spike very quickly, but changes in bus routes and frequencies take literally years to plan and then another year to implement.
$4.48 gas is the best transit marketing campaign in fifty years and most american bus systems are responding with a bus every 40 minutes. the ad is running and there is no product on the shelf

yeah so basically trump got cocky after succeeding with venezuela and had a hot hand and decided to double down and strike iran in february thinking they could take over the country in a couple of weeks despite everyone telling him it was a bad idea and would drag on nothing really happened and then Iran learned that they can actually close the strait of hormuz and were unsure if it would even work but now its become obvious they can do it and feel empowered. the iranians have a longer history as a culture and are slow walking trump as much as possible as they know that higher oil prices are going to ruin his odds in the midterms and weaken him not only that but now higher energy prices are putting upward pressure on inflation and bond yields which has made the job of his new fed chair warsh who came in under a premise of potential rate cute but because of the iran war were entering a rate hiking cycle the only person in the room who was trying to juggle all of this was scott bessent but after trying to juggle everything for so long he decided he was going to try and fight the bond vigilantes to lower bond yields and declared himself as the house. but he showed up to the bond fight with hardly any ammunition and now the bond market is calling his bluff and now the bond auctions are going terrible and he looks like a fool now so now bond yields are surging export bans on diesel are being put in place as an act of desparation midterms are a total write off and the trump admin is about to spend the next two years probably fighting impeachment hearings while things continue to detoriorate and the funny thing about all of this is he won the presidency off the idea of no more foreign wars but its his own foreign war with iran that started this whole mess and now the free market is testing them all

To be fair to the NIMBYs, this is completely at odds with the kind of aesthetics the SF Planning Commission prefers. Someone probably disliked George Lucas but there's also a non-zero chance someone wanted an uglier building.
FYI with all of the Lucas Museum discourse this -- THIS -- is what he designed for the Presidio. Yet they called it "problematic" and that he was being "inflexible in his design vision" the reality is that someone didn't like Lucas and used their position of power to block hundreds of jobs and what easily would have been a top attraction for all of those living in and visting san francisco

Urban planners legitimately hate housing. We must dissect their brains to understand why they hate housing so much. TOD is taught as "good housing" in urban planning programs yet Actually Existing Urban Planners hate TOD.
