Just got off the phone with a non real estate friend who was awarded a 2 family house yesterday. Listed for $995k and on the market for 4 days. He offered $1.2m all cash and won (lied to win and plans to get a loan) I asked him how he came up with his offer # and he said his realtor told him most listings sell for 10% offer ask. I said ok… you’re offering more than that. How else are you justifying it? “well, I got pre approved for a $700k loan and I have $500 to put down so I have $1.2 to spend.” This is crazy but how the average person looks at resi real estate.
